A comparative market analysis, or CMA, is the evaluation of a home's value based on available local market information such as

  • how much active listings are being listed at
  • how much homes similar to yours have sold for recently
  • long homes stayed on the market before they sold
  • how quickly you can expect your home sell based upon your listing price
  • how much competition there will be at this time
